Marked as a replacement for second gen xterra (2006). This absolutely does not fit the xterra: the connector is far too short to reach the wiring harness.

The fan assembly is held in place by one 6mm (10 mm wrench) and two legs that fit into a couple receptacles. The mechanical main fan shroud could be unscrewed at the top, then moved around enough to remove and install the condenser fan. The electrical connector was easy to disconnect after removing it from the shroud. You have to remove the upper radiator hose from the radiator, but not the other end. Just tie it out of the way.
